Old Las Palmas · Palm Springs
Your private
desert sanctuary.
A four‑bedroom modernist villa in the Old Las Palmas neighborhood — a resort‑grade pool, a glass‑walled wine cellar and a private screening room, framed by the San Jacinto Mountains and a short walk from Palm Canyon Drive.
The Villa
Built to open
onto the desert.
Set in historic Old Las Palmas, Above Palm Springs Sanctuary is a 4,700‑square‑foot modernist villa where floor‑to‑ceiling glass disappears and the interiors flow straight out to the pool, the citrus grove and the mountains beyond. Designed for the friends and families who want to be together — with two primary suites set on opposite wings, and room for everyone to slip away.
Pool & Outdoor Living
The heart of the house
is outside.
A pool that can be heated in winter or chilled in summer anchors a walled, fully hedged enclave of complete privacy, with a bar set into the water, an eight‑person hot tub, and two heated loggias (covered, open‑air rooms) for dining and lounging in any season.
Fire up the pizza oven and grill in the outdoor kitchen, settle into the vintage chairs around the fire pit, or claim a daybed in the sun. Screened on every side by mature desert hedging, the grounds are private from the world beyond — mornings begin with coffee and birdsong among the citrus trees.

The Design
A collector's eye,
in every room.
Designed by architect Stanley Anderson, the villa is a study in indoor‑outdoor living — glass pocket doors that vanish into the walls, clean mid‑century lines, and a palette drawn straight from the desert.
Inside, the owners' collection sets the tone: a modular Roche Bobois Mah Jong sofa in the screening room, gold pentagon tiles in the primary suite, and vintage pieces by Milo Baughman and Paul Evans.

The Interiors
Two kitchens,
one long table.
At the heart of the villa, a chef's kitchen and a separate caterer's kitchen make hosting effortless, opening to a dining room built for long, unhurried meals.
Bring in a private chef for a multi‑course dinner, gather the whole party around one long table, or carry lunch out to the loggia — this is a house built for the meals that become the story of the trip.
The Wine Cellar
A cellar worth
staying in for.
Behind a wall of glass at the center of the villa, a temperature‑controlled cellar holds a collection of more than six hundred bottles — rare, high‑end and beautifully aged — a quiet showpiece, and a list your concierge can pour from throughout your stay.
